PROPERTY MANAGEMENT

The Bailey Group prides ourselves on customizing our process to fit our clients individual needs.   Whether you are a client who wants to be part of all decision making processes, a client who needs a full service property management company so you can focus on other areas of your life or anywhere in between, we can provide that service.  We can manage properties with NNN, NN, Gross, and Percentage Rental Leases.  Through our Leasing Brokerage Division we can consult on any Lease Documents, Negotiate Renewals or Amendments, and Market/Lease any vacancies.  Our Accounting Department can create a Profit and Loss Report by carefully tracking all Rental Income and Maintenance Expenses.  We also provide Common Area Maintenance Reconciliation Quarterly or Annually for all NNN Leases, as well as Annual Accounting Reports for for our clients Accountants and/or Lenders.  We can also manage any Tenant Warnings or Eviction Processes.  Our Maintenance Department maintains communication with all Vendors from the moment issue is reported to the completion of the request and make sure all costs stay on budget.  Through our Development Division, we can consult on any improvements needed on the property.

  • Manage and maintain all Property Maintenance and Repair Issues, process Tenant inquiries, contact Vendors, and oversee work.  Manage and maintain all Government Maintenance Requirements and all Monthly Maintenance Requirements.
  • Manage all Vendor Payments.
  • Monthly Rental Invoicing for NNN, Gross, NN, and Percentage Rent Leases.  Manage all Rental Increases.  Late Rental Warnings and Eviction Procedures.
  • Quarterly or Annual CAM Reconciliation.
  • Create Monthly, Quarterly, and Annual Accounting Reports at Property Owner's, Accountant, and/or Lenders Request.
  • Create and Maintain Budget for the Property.
